Independent eyes on the ground for overseas buyers

Yes House started with a simple gap: Australian buyers were dreaming of French homes, but had no independent eyes on the ground before flying, offering or buying. The default was to trust the listing, fly out, and hope. Most discovered too late that a French listing photograph and a French village in November are different objects.

Today, we help English-speaking overseas buyers — primarily from the UK, US, Australia, and South Africa — search, filter and remotely inspect French properties before they commit. We are not a real estate agency. We are not a generic concierge. We are a fixed-fee, buyer-side advisory whose only job is to stop you buying the wrong house.

Why we exist

French buyer-side advisory is structurally underserved. Selling agents earn 4–8% commission when you sign — they have every reason to keep you moving toward a signature. The few buyer-only agents who exist tend to charge success fees, which carries the same conflict in disguise: paid more if you transact, paid less (or not at all) if you walk away.

Yes House charges fixed fees. Whether your verdict is Yes, No, or Maybe, we are paid the same. The only thing aligned with the buyer's interest is a fee that doesn't depend on the buyer transacting.

How we work

We are based in France, with a network across the regions our clients buy in — Provence, the Dordogne, the Côte d'Azur, the French Alps, and Paris. We bridge English and French in the literal sense (the team operates in both) and in the cultural sense — Australian directness, French process, US transparency expectations.

Our two paid buyer-side products are Visit Pack (we visit a buyer's online shortlist) and Buyer Sprint (we source and shortlist for the buyer). Property Concierge is the back-end engagement for owners who've completed and want their French home quietly run.

Most clients first meet us through a Visit Pack — the smallest, most concrete way to use Yes House. Some progress to a Buyer Sprint. A subset eventually engages Property Concierge once they own. None of those moves are required. Each engagement is paid, scoped, and finishes with a clear deliverable.

What we are not

  • Not a regulated real estate agency under Loi Hoguet
  • Not a tax, legal, or fiscal advisor
  • Not a structural surveyor or diagnostiqueur
  • Not a seller's agent
  • Not paid by sellers, ever

Where regulated work is required, we coordinate introductions to licensed notaires, avocats, fiscalists, surveyors, diagnostiqueurs, and brokers. Full scope on the Legal Notice.

Audiences

We work with English-speaking overseas buyers — by volume, primarily UK, US, Australian, and South African buyers, with selective work for buyers from Canada, New Zealand, Singapore, and Hong Kong where we can add real value. The team's Australian roots stay in the work — they're why the distance, the cultural gap, and the time-zone experience run deeper than most local advisors. Each primary market has a dedicated landing page covering the country-specific reality.
