Property concierge · For overseas English-speaking owners
Your French home,
looked after.
Once you own, the practical work begins — utilities to set up, artisans to coordinate, the home to check on while you're elsewhere. We run that quietly, in English, with the local network you'd take years to build yourself.
Independent · Fixed fee or transparent retainer · English-speaking · Vetted local network
What you walk away with
The home runs without you having to.
01
A working home, every time you arrive
Aired, heated or cooled, garden tended, mail sorted, repairs already done. You arrive to a home that feels lived-in, not a home that feels left behind.
02
One trusted point of contact in France
Calls answered in English. WhatsApp during business hours. The artisans, the notaire, the fiscalist, the gardien du village — already known, already on the right side of the relationship.
03
The paperwork and the small problems — handled
Utilities, insurance, taxe foncière routing, seasonal services, mailbox forwarding, urgent fixes when something breaks. Quietly coordinated in the background while you live elsewhere.
How it works
Three steps to start. Then we run quietly.
01
A first conversation
A scoping call about the home, how you use it, and what bothers you about running it remotely.
02
A scoped proposal
What we cover, the cadence of checks, the local network we'd plug in, and a fixed fee or transparent monthly retainer.
03
Setup, then steady state
First weeks: utilities set up, mailbox forwarding, artisan introductions, seasonal calendar agreed. Then the home runs quietly, month after month.

Vetted artisans. French paperwork, in French.
We’ve spent years building working relationships with the artisans who actually pick up the phone — plombiers in the Luberon, couvreurs in the Alps, jardiniers on the Riviera, électriciens, climaticiens, menuisiers, paysagistes. When something needs doing at your home, we don’t cold-call; we call someone we already work with.
The paperwork goes in French on French timelines, without you reading a single notification from EDF or Veolia. The mailbox is monitored. The taxe foncière is routed to your fiscalist. The insurance renewal lands a month before it needs your signature, not on the day it lapses.
This is the difference between owning a home in France and running one.
How we charge
Fixed fee or transparent retainer
Property concierge is scoped per home — size, location, rhythm of checks, intensity of works. After our first conversation we send a proposal: a fixed fee for a defined scope, or a transparent monthly retainer for ongoing coordination.
- ✓Fixed fee or transparent retainer. You see the scope, the cadence, and the price before any work begins.
- ✓No commission from artisans or suppliers. You pay them directly — no markup from us, no kickbacks to us.
- ✓No commission from sellers. Ever. Yes House is paid by the owner, never by anyone with an incentive that conflicts with yours.
- ✓Proposal within five working days of our first conversation, with the scope and pricing laid out clearly.
- ·Where formal third-party agency management is needed, we work with licensed gestionnaires — Yes House is not a regulated carte G business under Loi Hoguet.
Common questions
Before you reach out
How do you handle urgent issues when I'm not there?
We respond within hours during business hours and provide on-call coverage outside of them for property-affecting urgencies — burst pipe, alarm, storm damage. We attend the property where useful, document with photos, and coordinate the right artisan to make it safe. You're informed promptly with a written summary.
What if I want to rent the property when I'm away?
Rental is in scope and shaped to fit how you actually want to use the home. We can coordinate ongoing rental directly or work with vetted local gestionnaires who specialise in your area — depending on the property and the cadence you want. See Rental Readiness & Coordination for the full scope.
Do I have to use your network of artisans?
No. We coordinate with the artisans you already trust where you have them. Most clients use a blend — existing relationships plus introductions to new ones where needed. Either way, scheduling, payment routing, and on-site supervision flow through us.
