Yes House helps owners decide whether rental makes sense for their property, what the operational requirements are, and how to get the property ready. Where the engagement calls for it, we can also coordinate ongoing rental operations — directly, or in partnership with vetted local gestionnaires who specialise in the region.
What we coordinate
- Regulatory orientation — French rental rules vary by commune and property type. Regulated zones (Paris, parts of Côte d’Azur, several major cities) have changement d’usage, numéro d’enregistrement, and résidence principale tests. We explain what applies to your property; we do not advise on tax structuring.
- Operational scoping — what does the property actually need to be ready for paying guests? Linen plan, key handover protocol, owner-storage room, insurance uplift, photographer brief. We document the gap and either close it ourselves or help you decide who should.
- Direct coordination or vetted-partner introduction — depending on the property, the region, and the rhythm you want, we can coordinate ongoing rental operations directly, or work with local operators who run them as their main business. The choice is the owner’s; we’ll be honest about which fits best.
- Annual review — once a year, a short review of how the rental is performing operationally — wear, complaints, maintenance burden — and whether the trade-off still makes sense.
What it is not
- Not regulated tax advice on rental income (engage a fiscalist)
- Not a Loueur en Meublé Non Professionnel (LMNP) or Professionnel (LMP) structuring service — that’s the fiscalist’s work
- Not a regulated gestion immobilière business under the carte G requirement of Loi Hoguet — where regulated agency-style management is needed, we work with licensed gestionnaires
How it works
Rental Readiness & Coordination is a scoped engagement, often bundled with a Property Checks engagement or run on its own. Pricing covers readiness work plus the ongoing coordination model you choose. We’re transparent about which engagements we run directly and where a licensed local partner is the better fit.
