What Yes House is
Yes House is an independent, fixed-fee, buyer-side property advisory. We help Australian, US and English-speaking overseas buyers search, filter, and remotely visit French residential properties before they travel, offer or buy. We are paid by the buyer, not the seller, and our fees are not contingent on whether you transact.
What Yes House is not
Yes House is not a regulated real estate agency. We do not hold a carte professionnelle T under Loi Hoguet (n°70-9 du 2 janvier 1970). We do not list properties for sale, represent sellers, sign mandates with sellers, or take a commission on transactions.
We do not provide:
- Legal advice or legal representation. Sale documents, compromis, acte authentique, contractual review, dispute resolution and fiscal structuring are work for a notaire, an avocat, or another duly licensed legal professional.
- Tax advice. Cross-border tax (including but not limited to French taxe foncière, taxe d’habitation, prélèvements sociaux, capital gains, FATCA / FBAR / PFIC matters for US persons, and Australian foreign-property reporting) requires a duly licensed cross-border tax attorney or registered fiscalist.
- Structural surveys, building inspections, or diagnostics immobiliers. Where structural condition matters, engage a qualified surveyor or diagnostiqueur.
- Mortgage broking, currency or financing advice. These require regulated brokers in your jurisdiction and in France.
Where any of the above is needed, we coordinate introductions to licensed partners. The engagement with those partners is between you and them; Yes House is not party to it and does not earn a referral fee.
The verdict system
Our Visit Pack and Buyer Sprint deliverables include a verdict — Yes House, No House, Maybe House, or Expert Needed. These are non-binding observations based on a single visit, the listing materials, and the questions raised with the selling agent. They are not guarantees.
A Yes House verdict means we believe the property merits a real visit by you. It does not mean the property is free of defects, free of legal encumbrances, or guaranteed to suit your circumstances. Independent regulated due diligence remains your responsibility.
No warranty as to property suitability or condition
Yes House makes no warranty, express or implied, as to the suitability, condition, value, legal status, or fitness for any purpose of any property we visit, photograph, or report on. The information we provide is based on what was visible and what was disclosed to us at the time of the visit. We are not responsible for matters that would only be revealed by a structural survey, a diagnostic immobilier, a notaire’s title search, or other regulated due diligence.
Professional indemnity

Limitation of liability
To the fullest extent permitted by law, Yes House’s liability arising from any service we provide is limited to the fees actually paid for that service. This cap does not apply to liability arising from gross negligence (faute lourde) or wilful misconduct (dol), as Article 1231-3 of the French Code civil does not permit such exclusion.
Yes House is not liable for indirect, consequential, or speculative losses, including but not limited to loss of opportunity, loss of expected resale value, or loss of expected rental income.
Governing law and jurisdiction
These terms, our services, and any deliverables are governed by French law. Any dispute will be brought before the competent court of [TODO: insert city of siège social, France]. Where you are a consumer (consommateur) within the meaning of the French Code de la consommation, your statutory rights to bring a dispute before the court of your place of residence are preserved.
Cookies and analytics
Yes House uses Google Analytics 4 and Google Tag Manager to understand how visitors find and use this site, and Tally to receive applications via embedded forms. None of these tools fire before consent is granted via the cookie banner.
